Housing affordability and availability remain significant challenges in New South Wales, with an increasing demand for smaller living spaces. According to statistics from the NSW Government, Single-person households are now the fastest-growing household type in Australia, accounting for 25% of all homes. In fact, over half of all households nationwide consist of just one or two people.
The NSW Housing Pattern Book is a collection of pre-approved design templates, developed to streamline authority approvals and ensure consistent, high-quality construction with architectural appeal. Created by the NSW Government to simplify the construction of low to mid-rise housing, addressing the demand for sustainable, affordable, and flexible housing options statewide.
In this blog post, we will tell you what you need to know about this initiative.
Types of Buildings Included in the NSW Housing Pattern Book

The NSW Housing Pattern Book focuses on housing options to cater to diverse community needs, such as low-rise (2-6 stories) apartment buildings.
These pre-approved designs are tailored to meet the evolving needs of NSW residents. They are cost-effective, climate-adapted to suit NSW’s changing environment, and designed to maximise natural light and ventilation.
Where Do the Designs in the NSW Housing Pattern Book Come From?

The designs featured in the NSW Housing Pattern Book blend functionality with accessible construction practices. Anyone with access to the pattern book may choose a design and have it built by their contractor. These designs stem from two primary sources:
- Commissioned Patterns: The Government Architect NSW has worked with a variety of skilled architects to create designs focused on sustainability, accessibility, and adaptability. These designs meet modern housing needs while maintaining quality and style.
- Competition-Winning Patterns: The NSW Government hosted a NSW Housing Pattern Book Design Competition, receiving over 200 entries from architects worldwide. Six designs were selected and included in the housing pattern book.

Who Should Use the NSW Housing Pattern Book

The NSW Housing Pattern Book will be accessible for public use, offering comprehensive technical information that can be shared with builders or design teams to assist in site development
While this streamlined pathway may appeal to certain developers, its use will remain optional. Alternative design, planning, and development approval pathways will continue to be available for asset owners and contractors.
The NSW Government has not yet confirmed whether accessing and using the NSW Housing Pattern Book designs will incur a fee.

How to Access the NSW Housing Pattern Book

It’s worth noting that public consultation is integral to the pattern book’s development, with ongoing feedback helping to refine designs to serve stakeholders better. The first stage of the pattern book is expected to launch for use in mid-2025.
We are looking forward to seeing consultations with Builders and Developers who will actually be using the Pattern Book for real world use cases, as their feedback will help to continually improve the Pattern Book and facilitate more reliable housing outcomes – especially a lower incidence of defects.
