Recent news indicates that the NSW Housing Pattern Book is set to expand, with 13 new design practices reportedly commissioned to contribute additional low and mid-rise housing designs.

This expansion represents the second phase of the Pattern Book initiative, which aims to expedite housing construction across the state and address growing demands for diverse housing options.

What Is The NSW Housing Pattern Book?

The NSW Housing Pattern Book is a government-developed collection of pre-approved design templates created to streamline authority approvals and expedite construction processes. It offers architecturally appealing, consistent design options focused on low to mid-rise housing, helping address the state’s need for sustainable, affordable, and flexible housing solutions.

What’s Being Added to the NSW Housing Pattern Book?

  • Low and Mid-Rise Housing Designs: Six designs for terraces, semi-detached dual occupancies, and manor houses (or low-rise apartment buildings) and six additional designs for mid-rise residential flat buildings 
  • Landscape Design Guidance: One landscape design practice has also been enlisted to create design guidelines for both private and shared open spaces associated with these housing types. 

Expanding the NSW Housing Pattern Book

Once finalised, these designs will complement the existing collection, which already includes five winning entries from the professional category of the NSW Housing Pattern Book Design Competition announced last year. Together, these resources will provide asset owners, builders, and developers with pre-approved housing patterns with the growing needs of the nation in mind. 

Those who utilise these designs will benefit from a fast-tracked planning approval process, ensuring quicker delivery of well-designed, cost-effective homes. 

  • Restoring Housing Choice and Diversity: The Government’s housing reforms aim to offer more tailored options for people at all life stages, addressing the lack of housing diversity compared to a century ago. 
  • Balancing Quality and Quantity: While the focus is on increasing housing supply, quality and sustainability remain central to these designs, which carry the NSW Government Architect’s seal of approval. 
  • Support for Broader Housing Reforms: This initiative builds on recent reforms, including significant investments in social and affordable housing, and policies designed to expedite housing projects. Some key highlights include: 
    • Establishing the Housing Delivery Authority to prioritise major projects. 
    • Implementing the largest rezoning efforts in NSW history around transport hubs. 
    • Allocating $200 million in incentives for councils meeting new development expectations. 
    • Investing $450 million to create housing for essential workers like nurses, teachers, and paramedics.

Why Is This Important?

The Minister for Planning and Public Spaces, Paul Scully, emphasised in the ministerial release a dire need for these updates, stating, “Sydney is currently the second most expensive city in the world and has less housing diversity today than it did a century ago. We need homes that cater to everyone, from young families to downsizers, without sacrificing quality.” 

He added, “We want new homes to be built faster, but the Pattern Book will mean those homes are good quality, sustainable and cost-effective.” 

This initiative seeks to streamline the timeline for affordable developments, reduce defective construction, and increase affordable housing options for residents across NSW.
